Fall in Dallas can be deceptive. You may still be wearing short sleeves in October, watering the yard, and running the AC during the afternoon. Then a strong cold front moves through and suddenly outdoor faucets, exposed pipes, and small plumbing problems matter a lot more.
DFW’s average first freeze is around late November, but freezing temperatures have arrived much earlier in some years. That makes fall the better time to check vulnerable plumbing, not the night before a freeze warning.
You do not need to overhaul your whole plumbing system. A quick walk through the house can help you catch small issues before colder weather, holiday guests, and heavier hot-water use put more pressure on your plumbing.
1. Check Outdoor Faucets and Hose Connections
Start outside while the weather is still comfortable.
Disconnect garden hoses once you are done using them regularly. Leaving a hose attached can trap water near the faucet and increase the risk of freeze damage when temperatures drop.
While you are there, turn each faucet on and look for:
- Drips around the handle or connection
- Water leaking where the faucet meets the wall
- Weak or irregular flow
- Cracks or visible damage
If you have been ignoring a dripping hose bib all summer, fall is a much better time to deal with it than the night before a cold snap.
2. Look for Small Leaks Under Sinks and Around Toilets
Some leaks are obvious. Others start with a damp cabinet floor, a little discoloration, or a toilet that occasionally refills when nobody has used it.
Check beneath kitchen and bathroom sinks for moisture around supply lines, shutoff valves, drains, and the bottom of the cabinet. Around toilets, look for water at the base and listen for running or intermittent refilling.
A small leak is usually easier to address before it has had several more months to damage cabinetry, flooring, or drywall.
3. Know Where Your Main Water Shutoff Is
If a pipe breaks during a winter cold snap, the worst time to figure out how to shut off the water is while it is already spreading across the floor.
Take a few minutes this fall to locate the main shutoff and make sure the adults in your household know where it is.
Do not force a valve that is stuck or badly corroded. If the shutoff does not work properly, a plumber can inspect or replace it so you have a reliable way to stop the water during an emergency.
4. Pay Attention to Slow Drains Before the Holidays
A bathroom sink that drains a little slowly or a kitchen drain that gurgles may seem easy to put off. Fall often leads into a busier season for your plumbing, though, especially when more cooking and holiday gatherings mean heavier use of kitchens and bathrooms.
Watch for:
- Water taking longer to drain
- Gurgling from sinks or tubs
- Recurring toilet clogs
- Multiple slow drains at the same time
- Sewer odors around drains
One slow drain may be a localized clog. Several drains acting up together can point to a problem farther down the drain or sewer line and are worth checking before they turn into a backup.
5. Give Your Water Heater Some Attention
Hot water becomes even more noticeable once cooler weather arrives. Longer showers, holiday cooking, and more people in the house can quickly expose a water heater that is already struggling.
Pay attention to whether your water heater:
- Makes popping or rumbling noises
- Takes longer to recover between showers
- Runs out of hot water sooner than it used to
- Produces rusty or discolored water
- Has moisture or corrosion around the tank or connections
Dallas-area water can leave mineral deposits behind in plumbing equipment over time, so routine water heater maintenance may help address sediment buildup depending on the age and condition of the system.
If you are not sure when the unit was last serviced, fall is a good time to have it checked rather than waiting until a house full of guests discovers there is no hot water.
6. Check Exposed Pipes Before the First Freeze
Dallas winters are mild compared with many parts of the country, but North Texas still gets freezing weather. Look for plumbing in areas that are more exposed to outdoor temperatures, such as:
- Garages
- Exterior walls
- Unheated utility spaces
- Outdoor kitchens
- Attics or crawl spaces with exposed water lines
Pipe insulation can help protect vulnerable sections, but it is not a substitute for repairing an existing leak or damaged pipe.
7. Do a Quick Pre-Holiday Walkthrough
You do not need special tools for this part. Walk through the rooms you use most and pay attention to anything that has changed.
Look and listen for:
- Faucets that drip after being turned off
- Toilets that rock, run, or refill on their own
- Water stains beneath sinks or on ceilings
- Musty smells inside cabinets
- Changes in water pressure
- Unexplained increases in water use
If you have been thinking, “I need to deal with that eventually,” fall is a good time to move it off the list before colder weather and holiday guests make the timing worse.
What Can You Handle Yourself?
Some fall plumbing prep is simple homeowner maintenance. Disconnecting hoses, checking for visible moisture, clearing items away from the water heater, and locating the main shutoff are all good places to start.
Other problems are better left to a licensed plumber. Call for help if you find an active leak, a shutoff that will not work, recurring drain backups, water around the water heater, damaged piping, or plumbing you are not comfortable inspecting yourself.
The goal is not to turn every small concern into a major repair. It is to catch the things that genuinely need attention while you still have time to deal with them.
